Expanding on what we started last month, let’s talk about active homes on the market. Right now, there are 602 active homes which is 20 less than last month. Out of those 602, 232 of them are under $200,000. Of all the homes that are active, they range in price from $38,000 All the way up to $6.9 million. Now remember, the data that I pull includes the entire county and not just Las Cruces.
Also let’s talk about days on market. So all of the homes that are under contract for sale right now, meaning they already have a buyer going through the process of purchasing the home, those homes have been on the market an average of 70 days and a median of 35 days. That’s slightly more than July’s days on market.
This month saw a decrease of 10 homes sold compared to August of 2018. Year to date, however, we are 10 homes ahead this year over last year. The average sales price increased by $5,000 from one hundred and ninety nine thousand a year ago to just under two hundred and five thousand this month.
The area of Las Cruces which saw the most homes sold was Sonoma West with 24 homes followed by Las Colinas with 22 homes. The most expensive home this month sold for six hundred thousand off of stone gate in Picasso hills. I bet that home had amazing views of the Organ Mountains.
